HERE'S HOW IT WORKS
Buying a home - and perhaps deciding to move permanently - is a very personal decision. So we work with you to create a portfolio of properties from which you can make your choice.
Our Sales and Customer Care Departments then work together to give you independent advice on the Legal, Financial and Mortgage application aspects of buying your new home.
With our comprehensive After Sales Service, you have the option of using our expertise and local knowledge to put your own 'finishing touches' to the interior design and decor - and create an outdoor ambience that suits your lifestyle.
We can also offer guidance on buying a car and arranging insurance and road tax.
WHAT WE WILL DO FOR YOU
- We will advise you of the various items of information and documents needed to ensure a smooth and efficient buying process
- We will introduce you to a reputable Solicitor to arrange an appropriate Contract between you and the developer. Your Solicitor will also receive money transfers and make payment to the developer on your behalf, thus ensuring a safe and hassle-free process
- We will introduce you to a bank where you can arrange the opening of a bank account
- If a loan is needed to finance your purchase, our Mortgage Co-ordinator will introduce you to a bank on our carefully selected 'panel' so you can apply for a mortgage
- We will provide you with details of a Currency Exchange company that can save you money when you transfer money (to your Solicitor) in Cyprus
- Our Customer Services Department will liaise with and chase the developer to supply you pictures of your property at each key stage of the building process
- Our Customer Services Department will provide you with information to help you complete a 'snagging' assessment of the property upon delivery. (This is a checklist to identify any differences in the 'delivered' property compared to that agreed in the Contract of Sale)
If you are unable to complete the 'snagging' yourself, we can refer you to a reputable company to perform this on your behalf
- Our Customer Services Department can give you information about the practicalities of living in Cyprus, including details of:
Schools, location of supermarkets; registration with the local hospital, tax authorities
and utility companies ( electricity, water, telephone ); how to import your car into
Cyprus; applying for an Alien registration card etc.
YOUR RESPONSIBILITIES
Although we are totally committed to help you during the buying process, we are mindful that ultimately it is you who will be making your own personal investment decisions.
To avoid any doubt, we would like to highlight the responsibilities of the Purchaser.
PLEASE NOTE THAT THE PURCHASER OF A PROPERTY IS RESPONSIBLE FOR
- Providing all required information and documents to the bank - and ensuring that all mortgage documents are received, signed and returned according to bank procedures
- Liaison with the developer & solicitor for all matters relating to the property purchase
- Collecting the keys from the developer upon delivery of the property
- Carrying out the 'snagging' assessment - or employing somebody to do so on their behalf
